Our approach

Building logistics first

Apartment jobs live or die on access. At the quote we sort lift bookings, loading dock windows, parking and corridor protection with your building manager, so the crew spends the day painting, not waiting.

Prep without the mess

Cracks, nail holes and scuffed walls are filled and sanded with drop sheets and dust sheeting through the whole space. Compact rooms show every flaw up close, so preparation gets more attention, not less.

Low-odour Dulux systems

We use low-odour premium Dulux paints, with washable finishes in kitchens, hallways and living areas where compact spaces take the most wear. In most cases you can sleep in the apartment the same night a room is painted.

Room-by-room handover

Occupied apartments are painted one room at a time, finished, cleaned and put back before we move on. You keep a liveable home for the whole job.

Apartment painters who understand Melbourne buildings, not just Melbourne homes

Painting an apartment is usually cheaper than painting a house, a 2-bedroom apartment interior in Melbourne typically lands between $3,000 and $5,000 where a freestanding house with the same bedroom count costs more. The catch is never the painting, it is the building. Lift bookings, loading dock windows, visitor parking, protected corridors and owners corporation rules all shape how the job runs, and a painter who ignores them loses hours on site and puts the building manager offside. Modernize Solutions has painted Melbourne homes since 1987, and on apartment work the first questions we ask are about the building, not the colours.

Most of our apartment repaints happen in occupied homes, so the job is planned room by room. Furniture is moved to the centre of the room and covered, floors are protected, and dust from filling and sanding is kept under control with sheeting. We use low-odour premium Dulux paints throughout, washable finishes in kitchens, hallways and living areas where compact spaces take the most daily wear, and standard finishes in bedrooms. In most cases you can sleep in the apartment the same night a room is painted, and a full 2-bedroom repaint takes two to four working days including preparation and two coats.

The rules matter too. Inside your own lot you are free to repaint without approval, but corridors, the building exterior and balcony ceilings in some schemes are common property and need the owners corporation to sign off. We quote both sides cleanly, provide $20M public liability certificates to building managers before work starts, and put the scope, paint product and coat count in a fixed written quote. For landlords and departing tenants we handle end-of-lease repaints in proven neutral colours and coordinate access directly with property managers. Straight answers and a tidy finish, from a family business trading for more than three decades.

Common questions

How much does it cost to paint an apartment in Melbourne?

A 2-bedroom apartment interior in Melbourne typically costs $3,000 to $5,000 for walls, ceilings and trim in two coats. A 1-bedroom unit or studio usually lands between $1,800 and $3,500, and a single room runs $400 to $900. Interior rates sit around $20 to $60 per square metre depending on preparation and access. We inspect on site and give a fixed written quote for free.

Can you paint my apartment while I am living in it?

Yes, most of our apartment work happens in occupied homes. We paint room by room, move and cover the furniture, keep dust down with sheeting, and use low-odour Dulux paints so you can usually sleep there the same night. A full 2-bedroom apartment takes two to four working days.

Do I need owners corporation approval to paint my apartment?

Not for the inside of your own lot. The walls and ceilings inside your apartment are yours to repaint freely. Approval only applies to common property, corridors, the building exterior and balcony ceilings in some schemes. If your job touches a shared area we can quote it separately and provide the paperwork your owners corporation needs.

Do you do end-of-lease and rental apartment repaints?

Yes. We repaint rental apartments and units for landlords, property managers and tenants moving out, usually in proven neutral colours that photograph well and suit the next tenant. A full 2-bedroom repaint is typically finished inside a week, and we coordinate keys and access directly with your property manager.

How do you handle lift access and building rules?

We sort it before the job starts. At the quote we ask about lift and loading dock bookings, parking and any building rules on work hours, then plan the job around them. Shared corridors and lifts are protected on the way in and out, and we carry $20M public liability insurance with certificates available for your building manager.
