Skirtings sit at the join of two moving surfaces, the wall behind and the floor below. In timber-floored homes the floor expands and contracts with the seasons, stressing the paint at the skirting line. On top of that they take direct hits from vacuums, furniture legs, mops and feet, so they need a harder, more flexible coating than walls.

Old oil-based enamel is common on skirtings in homes built before the 1990s. It goes brittle over decades and often crazes. Water-based enamel over old oil without proper prep peels in strips, so the surface needs sanding back to a key, deglossing and a wipe-down first. Heavily crazed oil paint may need stripping further.

A semi-gloss or gloss finish is the practical choice, not just the traditional one. The harder sheen resists scuffing better than low-sheen and wipes clean with a damp cloth, and on natural timber it lifts the grain in a way flatter finishes do not.

Satin gives a softer look and shows fewer marks on the surface texture, but it is not as durable in high-traffic areas.
